Property Alliance offers premier property management services:

As property managers with over a decade of experience in the field, we have developed proven and effective marketing methods that get you long-term renters who pay on time. Typically, we get the word out a full 60 days before your rental becomes available, when potential tenants begin their online search.

The majority of properties are rented prior to the lease actually becoming available.

Marketing activities include:

  • Listing your property on our highly visible company website.
  • Answering phones and performing property showings 7 days a week.
  • Listing available properties to over 30 sites on the internet, including Zillow, Trulia, Rentler, Craigslist and Hotpads, to provide maximum visibility to prospective renters.
  • Placing ‘For Rent’ signs at the property and sending mailers to the surrounding local community to ensure maximum exposure.

Fantastic tenants are the key to your success, and we find the best.Each and every time we begin a search for a new tenant, we put in maximum time and effort to connect with the right renter for your property. It is critical to rent to tenants who will pay their rent on time, respect your property as though it were their own, and adhere to the lease agreement.

Our industry leading screening process results in an eviction rate of less than 1% of all leases and over 95% of tenants we place pay their rent on time, every time.

Tenant screening and selection activities include:

  • Performing full background checks including credit reports, criminal background reports, sex offender and past eviction reports, as well as employment and income verifications, most of which are not available to homeowners managing their own properties.
  • Reporting late payments to the credit bureaus so tenants are encouraged to pay on time, every time.
  • Ensuring that local, state and federal housing laws are strictly enforced to protect your investment.
  • Treating tenants like clients so their property feels like a home and not just a rental.

After we find the right tenant for your property, keeping your investment in top shape is our next priority. It is imperative to tackle maintenance issues as quickly as possible when they occur, to maintain the value of your rental investment. Attending to problems in a timely fashion will save you money down the road in repairs and make your tenants happy, and we all know happy tenants are more likely to renew their lease and treat your property like it’s their own.

Our regular inspections preserve the value of your rental investments, and identify areas where you could save money and improve the value of your property.

Our maintenance and inspection activities include:

  • Performing full property inspections at 6 months and 1 year into a lease to help eliminate costly repairs.
  • Providing tenants after-hours maintenance services so emergencies are addressed quickly.
  • Doing move-in/move-out inspections, during which time we record the condition of your property and attach supporting photo and video documentation.
  • Partnering with trusted vendors who charge fair prices for repairs and improvements. We never add markups to vendor bills, you pay only what the vendor charges.
