Is it time to update your rental home? Keeping your rental home updated allows you to charge higher rent, and will usually attract better renters. Right now there are several home trends that can easily be incorporated into your rental home. Here are our top 5 updates we recommend to add a chic, modern flair to your rental home:

 

Statement light fixtures

Lighting is often known as “jewelry for the home”, and right now, bigger is better. Large lighting fixtures that make a bold statement are trending for 2016, and you don’t need a large home to make this update. Even small spaces can usually accommodate a statement fixture in the dining room above the table, or in a kitchen nook.

 

Wallpaper

Wallpaper is best used in small doses in your rental home, but if you choose your pattern correctly, it can have lasting staying power. Wallpapers like floral patterns, botanicals, geometrics, and patterns that mimic nature are hot for 2016 and can breathe life into your rental property.

 

Reclaimed Materials

Specifically, the use of reclaimed wood, born out of the green movement, is a design trend that is really picking up steam. Redoing your floors? Consider reclaimed wood to add texture, personality, and value to your rental home. Reclaimed wood is also being used on walls and ceilings for a beautiful, rustic look.

 

Cabinetry lighting in kitchen

Along with pendant lights and overhead ceiling lights and chandeliers, under-cabinetry is becoming very popular. Low-voltage LED light tape strips are being used extensively as accent lighting below cabinets, above cabinets, inside cabinets and below countertop overhangs.

 

Soft, muted paint colors

White still dominates as the primary wall color inside rental homes, but if you’re looking to add a little personality to your rental while still maintaining a neutral feel, there are lots of options. Muted colors like charcoal, gray, and even “neutral pastels” like pale blue, pale green gray and tinted whites are on trend and extremely popular right now.
